The pandemic impact on Airbnb leases is forcing landlords to turn to long-term rentals.

The number of houses offered for rent increased significantly during 2020.According to Arbitrage Real Estate, their number increased by 63%, reaching 67,804 properties from 41,587 at the end of 2019.One of the main reasons for this development was the pandemic impact on short-term Airbnb leases.

Thus, the number of fully equipped houses that are now offered for rent has increased significantly, as the owners have withdrawn them from the relevant electronic platforms and now offer them for long-term rent.This development has also dragged rents, as the owners of these properties have lowered their requirements in order to find a tenant.

In down town Athens and nearby, the demand is for one or two bedroom apartments, renovated regardless of their oldness, between 50 and 100 sq.m., with rent up to about 500 euros.In other affordable and popular residential areas of Athens, such as Nea Smyrni, Chalandri, Maroussi, Vrilissia, Aghia Paraskevi, the demand is for two and three bedroom apartments of more than 90 sq.m., under 20 years old, with rents up to 600 euros.

As expected, the most expensive rents per sq.m. are found in popular areas such as the Southern Suburbs, Psychiko, Kolonaki and the historic center.
